These Terms of Use (“Terms”) govern your access to and use of dumbhoa.com and the websites, landing pages, forms, emails, content, products, services, software, and related tools offered by DPI Worldwide, LLC, doing business as Dumb HOA (“Dumb HOA,” “we,” “us,” or “our”).

These Terms also apply to HOA Copilot, including pre-launch Founding Member subscriptions and future HOA Copilot subscriptions.

By accessing our website, submitting a form, purchasing a product or service, creating an account, or otherwise using Dumb HOA, you agree to these Terms and our Privacy Policy.

If you do not agree with these Terms, please do not use our website, products, or services.

1. About Dumb HOA

Dumb HOA provides educational content, resources, tools, and products intended to help homeowners better understand and navigate life in a homeowners association.

2. Eligibility

You must be at least 18 years old and legally capable of entering into a binding agreement to make a purchase, create an account, or use any paid Dumb HOA product or service.

By using our services, you represent that the information you provide is accurate and that you have the legal right to submit any information or documents you provide.

3. Educational and Informational Purposes

Dumb HOA content, emails, products, services, and tools are provided for educational and informational purposes.

Dumb HOA and DPI Worldwide, LLC are not law firms. We are not attorneys, property managers, engineers, accountants, insurance professionals, real estate professionals, or government agencies.

Nothing provided through Dumb HOA or HOA Copilot constitutes legal, financial, tax, insurance, real estate, engineering, or other professional advice. Using Dumb HOA does not create an attorney-client, fiduciary, consulting, or other professional relationship.

HOA laws, municipal requirements, governing documents, enforcement practices, and individual circumstances vary. Information that applies to one homeowner or HOA may not apply to another.

You remain responsible for:

Reviewing your own governing documents and correspondence
Confirming applicable federal, state, and local laws
Verifying important information with authoritative sources
Consulting a qualified attorney or other professional when appropriate
Deciding what actions to take in your situation
Meeting any applicable deadlines

Never disregard professional advice or delay seeking it because of something you read or receive through Dumb HOA.

4. No Guaranteed Results

We work to provide useful information and tools, but we cannot guarantee any particular result from using Dumb HOA or HOA Copilot.

We do not guarantee that using our content, products, or services will:

Resolve an HOA dispute
Stop or reverse an enforcement action
Prevent fines, liens, lawsuits, or other consequences
Produce a favorable decision from an HOA, board, court, government agency, or other party
Establish that an HOA rule or action is valid or invalid
Replace the judgment of a qualified professional

Testimonials, examples, case studies, and homeowner stories describe individual experiences. They do not guarantee that another user will receive the same or similar results.

5. Accuracy and Availability

We make reasonable efforts to provide helpful and accurate information. However, information may occasionally be incomplete, inaccurate, outdated, unavailable, or inappropriate for a particular situation.

We do not guarantee that the website or any product or service will always be available, uninterrupted, secure, or free from errors.

We may modify, suspend, discontinue, replace, or restrict any portion of the website or our services when reasonably necessary. This includes changes required for maintenance, security, legal compliance, product development, or business operations.

6. Email Communications

When you subscribe to the Dumb HOA email list, request a resource, complete a form, or make a purchase, you may receive emails related to:

The resource or service you requested
The 5-Day HOA Challenge
Dumb HOA educational content
Product announcements and development updates
HOA Copilot
Purchases, accounts, billing, or customer service
Special offers and promotions

You may unsubscribe from marketing emails at any time using the unsubscribe link included in our emails.

We may still send transactional or service-related messages when reasonably necessary to administer a purchase, account, subscription, or request.

7. Purchases and Payments

Prices, payment schedules, included features, access periods, and any applicable refund terms will be disclosed on the relevant sales page, checkout page, order form, or product-specific terms.

Payments may be processed through Stripe or another third-party payment processor. You agree to provide current and accurate billing and payment information.

You authorize the payment processor to charge the payment method you provide according to the offer you select.

Dumb HOA does not directly store complete payment card numbers. Payment processing is also subject to the payment processor’s terms and privacy practices.

If product-specific terms conflict with these general Terms, the product-specific terms will control for that particular purchase.

8. Subscriptions and Renewals

Some future Dumb HOA products or services may be offered as recurring subscriptions.

Before entering a recurring subscription, you will be informed of:

The amount charged
The billing frequency
Whether the subscription renews automatically
How to cancel the subscription
When cancellation becomes effective

Unless otherwise stated, cancellation prevents future renewal charges but does not retroactively refund charges already processed or remove access already provided during the paid billing period.

Any specific refund, cancellation, or renewal terms displayed when you purchase will apply to that purchase.

9. Accounts and Access

Some Dumb HOA products or services may require an account.

You are responsible for:

Providing accurate registration information
Protecting your login credentials
Preventing unauthorized use of your account
Promptly notifying us if you suspect unauthorized access

Accounts and memberships are intended for the individual or organization that purchased them unless the offer specifically allows sharing.

You may not sell, transfer, sublicense, or share paid access with another person without our written permission.

We may suspend or terminate access when we reasonably believe an account is being used fraudulently, unlawfully, abusively, or in violation of these Terms.

10. User Submissions

Dumb HOA may allow you to submit questions, feedback, HOA documents, correspondence, stories, survey responses, form responses, or other materials.

You retain ownership of the materials you submit.

By submitting materials, you grant Dumb HOA a limited, nonexclusive license to access, store, reproduce, process, and analyze those materials as reasonably necessary to:

Provide the service you requested
Respond to your submission
Maintain and secure our systems
Improve Dumb HOA and HOA Copilot
Conduct internal research and product development
Comply with legal obligations

This license does not give Dumb HOA permission to publicly identify you or publish private, personally identifying portions of your submission without your permission.

You represent that you have the right to submit the materials and that doing so does not violate another person’s privacy, intellectual property, contractual, or other legal rights.

You should remove unnecessary personal, confidential, privileged, or sensitive information before submitting documents whenever practical.

Do not submit Social Security numbers, complete financial account information, medical information, passwords, private access credentials, or other highly sensitive information unless we specifically request it through an appropriate secure process.

11. Feedback and Testimonials

If you provide suggestions, ideas, or product feedback, you allow us to use that feedback to develop and improve Dumb HOA and HOA Copilot without owing compensation to you.

We will not publish your name, photograph, testimonial, or personally identifying story for marketing purposes without your permission.

If you separately authorize us to use a testimonial, story, or other material, we may use it according to the permission you provide.

12. Acceptable Use

You agree not to use dumbhoa.com, HOA Copilot, or any Dumb HOA product or service to:

Violate any law or regulation
Harass, threaten, impersonate, or harm another person
Submit content you do not have the right to provide
Infringe intellectual property, privacy, or contractual rights
Upload malware, harmful code, or malicious files
Attempt to gain unauthorized access to accounts, systems, or data
Interfere with the operation or security of the website
Scrape, copy, or systematically extract content or data without permission
Reverse engineer or attempt to discover proprietary prompts, workflows, software, or systems
Resell, reproduce, or commercially exploit our products or services without permission
Use our services to create a competing product, dataset, or commercial service
Misrepresent AI-generated or educational information as professional legal advice
Use our services for fraudulent, deceptive, or abusive purposes

We may restrict or terminate access when we reasonably believe these rules have been violated.

13. Intellectual Property

The Dumb HOA and HOA Copilot names, logos, branding, website design, written content, emails, downloads, graphics, software, prompts, workflows, databases, training materials, documentation, and other original materials are owned by or licensed to DPI Worldwide, LLC.

These materials are protected by applicable copyright, trademark, and other intellectual property laws.

Subject to these Terms, we grant you a limited, personal, revocable, nonexclusive, and nontransferable right to use purchased or freely provided materials for your own personal HOA-related purposes.

Unless we give you written permission, you may not:

Copy or republish substantial portions of our content
Sell, license, distribute, or give away our paid materials
Share account access or paid downloads
Modify our materials and represent them as your own
Use our content to train or develop a competing artificial intelligence system
Remove copyright, trademark, or ownership notices
Use the Dumb HOA or HOA Copilot name or branding in a way that suggests endorsement, affiliation, or ownership

You may share links to publicly available Dumb HOA webpages and may quote brief portions of public content with appropriate attribution where permitted by law.

14. Third-Party Services and Links

Dumb HOA may use or link to third-party websites, payment processors, email providers, hosting services, analytics platforms, artificial intelligence providers, document services, and other technology platforms.

We do not control and are not responsible for the availability, content, security, terms, privacy practices, or actions of third-party services.

Your use of a third-party service may be governed by that provider’s own terms and policies.

15. HOA Copilot

General Description

HOA Copilot is intended to help homeowners organize information, review documents and correspondence, research HOA-related questions, prepare communications, and work through HOA situations with greater confidence.

HOA Copilot is not a lawyer and does not provide legal advice.

The features, functionality, design, technology, supported documents, usage limits, workflows, and availability of HOA Copilot may change as the product develops.

Descriptions of current, planned, or potential capabilities in emails, marketing materials, surveys, forms, demonstrations, or conversations represent our current product vision. They are not guarantees that every discussed capability will be included in the initial release or any future version.

Artificial Intelligence

HOA Copilot is expected to use artificial intelligence.

Artificial intelligence can produce information that is inaccurate, incomplete, outdated, misleading, or inappropriate for a particular situation. AI may misunderstand documents, overlook relevant information, cite incorrect authorities, or produce confident-sounding answers that are wrong.

You are responsible for reviewing and verifying important information before relying on it or taking action.

Information involving legal rights, deadlines, fines, liens, litigation, property ownership, insurance, finances, or other significant consequences should be confirmed with authoritative sources or an appropriate qualified professional.

User Responsibility

HOA Copilot is a tool intended to assist your research and decision-making. It does not make decisions for you and does not represent you before an HOA, board, court, government agency, or other party.

You remain responsible for:

Determining whether information applies to your circumstances
Reviewing original governing documents and legal authorities
Confirming deadlines and procedural requirements
Reviewing communications before sending them
Protecting confidential or sensitive information
Deciding whether professional assistance is needed
Choosing what actions to take

Changes to HOA Copilot

We may add, modify, remove, or replace HOA Copilot features as we learn from users, technology changes, legal requirements, operating costs, security considerations, and product-development needs.

Where reasonably possible, we will attempt to avoid changes that materially eliminate access that a user has already purchased. However, no particular feature, provider, model, integration, workflow, or technical architecture is guaranteed to remain available indefinitely.

16. HOA Copilot Founding Members

Pre-Launch Product

HOA Copilot is currently a product in development and is not yet available for use.

By purchasing a Founding Member subscription, you understand that you are purchasing access to a future product that has not been completed or publicly launched.

The features, functionality, design, technology, workflows, and availability of HOA Copilot may change during development.

Founding Member Purchase

A one-time payment of $47 secures HOA Copilot Founding Member status and includes the purchaser’s first full year of HOA Copilot access.

The included one-year period begins when HOA Copilot officially launches and becomes available to Founding Members. It does not begin on the date of the initial Founding Member purchase.

The initial $47 payment does not automatically enroll the purchaser in an annual subscription.

Founding Member Renewal Price

After the included first year ends, Founding Members will be eligible to continue their membership for $47 per year for as long as they continuously maintain their Founding Membership.

Information about activating or continuing the annual Founding Member renewal will be provided before the included first year expires.

If a Founding Member cancels, declines to renew, or allows the membership to lapse, the $47 annual Founding Member price is not guaranteed to remain available if that person later returns.

Future Public Pricing

Dumb HOA currently anticipates that regular public pricing for HOA Copilot may be approximately $27 per month.

This is an estimate only. Final public pricing may change based on the completed product, included functionality, operating costs, usage patterns, market conditions, and other factors.

The protected Founding Member renewal price described above is separate from future public pricing.

Feedback and Testing

Founding Members may be invited to provide feedback, answer questions, test features, report problems, or describe the HOA situations they would like HOA Copilot to address.

Participation in feedback or testing is optional and is not required to receive the Founding Member benefits described in these Terms.

No Guaranteed Launch Date

We intend to build and launch HOA Copilot, but we are not promising a particular launch date.

Development timelines may change as we evaluate homeowner needs, product requirements, available technology, security, costs, and other business considerations.

If HOA Copilot Does Not Launch

If Dumb HOA ultimately decides not to launch HOA Copilot, the initial $47 Founding Member payment will be refunded.

When reasonably possible, the refund will be issued to the original payment method. If that is not possible, we may contact the purchaser to arrange another reasonable refund method.

Protection of Founding Member Benefits

We may update these Terms as HOA Copilot develops. Any changes will apply prospectively and will not remove the core Founding Member benefits already purchased:

The first full year of HOA Copilot access beginning at launch
The opportunity to continue at the $47 annual Founding Member price while the membership remains continuously maintained

17. Disclaimer of Warranties

To the fullest extent permitted by applicable law, dumbhoa.com, Dumb HOA content, HOA Copilot, and all related products and services are provided on an “as is” and “as available” basis.

Dumb HOA and DPI Worldwide, LLC disclaim warranties of any kind, whether express, implied, or statutory, including implied warranties of merchantability, fitness for a particular purpose, title, noninfringement, accuracy, availability, and reliability.

We do not warrant that:

The website or services will meet every user’s needs
Information will always be complete, accurate, or current
The website or services will be uninterrupted or error-free
Every defect or error will be corrected
Files or communications will be free from harmful components
Use of our products or services will produce a particular outcome

Some jurisdictions do not allow certain warranty exclusions, so some exclusions may not apply to you.

18. Limitation of Liability

To the fullest extent permitted by applicable law, DPI Worldwide, LLC, Dumb HOA, and their owners, employees, contractors, affiliates, and agents will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages arising from or related to:

Your use of or inability to use the website or services
Your reliance on information provided by Dumb HOA or HOA Copilot
Decisions or actions taken based on that information
Loss of data, revenue, profits, opportunities, or goodwill
HOA fines, assessments, enforcement actions, liens, litigation, or property-related consequences
Unauthorized access to or alteration of your information
Conduct or content of a third party

To the fullest extent permitted by law, our total liability for any claim relating to a paid product or service will not exceed the amount you paid Dumb HOA for that specific product or service during the 12 months immediately preceding the event giving rise to the claim.

For claims relating solely to free content or services, our total liability will not exceed $100.

Nothing in these Terms excludes or limits liability that cannot legally be excluded or limited.

19. Indemnification

To the extent permitted by law, you agree to indemnify and hold harmless DPI Worldwide, LLC, Dumb HOA, and their owners, employees, contractors, affiliates, and agents from claims, damages, liabilities, and reasonable expenses arising from:

Your unlawful or prohibited use of our services
Materials you submit without the necessary rights or permission
Your violation of these Terms
Your violation of another person’s rights

This provision does not require you to indemnify us for conduct for which indemnification cannot legally be required.

20. Suspension and Termination

You may stop using the website or services at any time.

We may suspend or terminate access if we reasonably believe you have:

Violated these Terms
Used the service unlawfully or abusively
Threatened the security or operation of the service
Failed to pay an amount that is properly due
Shared, transferred, or resold access without permission

We may also discontinue a service for legitimate business, legal, security, or technical reasons.

Termination does not eliminate obligations or rights that arose before termination. Provisions concerning intellectual property, disclaimers, limitations of liability, governing law, and other terms that logically should survive will remain effective.

21. Changes to These Terms

We may update these Terms as Dumb HOA, HOA Copilot, our website, and our business operations develop.

When changes are made, we will update the “Last Updated” date at the top of this page.

Material changes will generally apply prospectively. When appropriate, we may provide additional notice by email, through the website, or through the affected product or service.

Changes will not retroactively remove material benefits that were expressly included in a completed purchase, including the core HOA Copilot Founding Member benefits described above.

Your continued use of our website or services after updated Terms become effective constitutes acceptance of the revised Terms.

22. Governing Law

These Terms are governed by the laws of the State of Michigan and applicable federal law, without regard to conflict-of-law principles.

Any legal proceeding arising from these Terms or the services that is not subject to a legally required alternative forum shall be brought in a court of competent jurisdiction located in Kent County, Michigan.

Nothing in this section limits any non-waivable consumer rights or protections that may apply under the laws of your state.

23. Severability

If any provision of these Terms is found unenforceable, the remaining provisions will remain in effect.

The unenforceable provision will be interpreted or modified only to the minimum extent necessary to make it enforceable while preserving its intended purpose as closely as possible.

24. No Waiver

If we do not immediately enforce a provision of these Terms, that does not waive our right to enforce it later.

A waiver is effective only if it is clearly stated in writing by an authorized representative of DPI Worldwide, LLC.

25. Entire Agreement

These Terms, our Privacy Policy, and any additional product-specific terms presented when you make a purchase constitute the agreement between you and DPI Worldwide, LLC regarding your use of Dumb HOA.

If product-specific terms conflict with these general Terms, the product-specific terms will control for that product or purchase.
